Question #1: Why do I need to sign a purchase agreement before I receive the Sold On Estridge Guarantee numbers?
Determining the Sold On Estridge Guarantee for your house is a time consuming process for Estridge. In addition to doing a market analysis of your neighborhood and area, we also visit your home to determine upkeep and any maintenance that needs to be completed. We are happy to work through this process, but need to be assured that you are ready to move forward with your Estridge home when the final numbers are agreed upon.

Question #2: What happens to the Realtor selling my current house?
We will work with your current Realtor to establish full market value for your home. Your current agent continues to list the home while we build your new home. If your home does not sell and we end up purchasing it, we will determine at that time whether we will continue the listing agreement, or go another route.

Question #3: What if my house sells before my new Estridge home is ready?
Assuming your home has sold for more than the guarantee, we will work you to buy down the interest rate on your new home. In this case, everyone wins. You maximized the price on your current home, we didn't purchase the home, and you get assistance with financing.

Question #4: How is the Sold On Estridge Guarantee different than other Guaranteed Buy Outs?
Typical guarantee buy-out programs where you will receive 5%-10% less than the appraised value Estridge will buy your house for the full market analysis price. This is easiest to demonstrate through simple calculations.

  Typical Guarantee Buy-Out:
$200,000       Market Analysis
-$14,000       7% GBO Adjust
-$14,000       7% Commission
-$2,000       Closing Expenses
$170,000       GBO Net Price

  Sold On Estridge Guarantee:
$200,000       Market Analysis
-$0       0% GBO Adjust
-$7,000       3.5% Commission
-$2,000       Closing Expenses
$191,000       SOEG Net Price

Question #5: What happens if the full market value numbers don't work for our personal situation?
The purchase agreement you have signed is contingent upon your acceptance of the Guarantee numbers. If the price doesn't work for you, we have other great ways for you to still move forward in building your dream home.

Question #6:Have a lot people chosen to go with the Sold On Estridge Guarantee?
The program has been extremely popular. In the last 18 months over 60 people have chosen to go this route. You are guaranteed to get the most for your home and this has given many Estridge homeowners confidence and peace of mind.
